Goodman to open new warehouse in Coventry

Goodman has announced the planning approval for a 105,699 sq ft warehouse in Coventry. The Lyons 106 warehouse will mean Goodman add to its portfolio at Lyons Park, the company already having created 800,000 sq ft of industrial and logistics space in the area. This includes a 464,000 sq ft distribution facility for Amazon and 135,000 sq ft of space for Jaguar Land Rover.

Its midlands location gives access to 5.4m consumers within an hour drivetime and 42m people, 75% of England’s population, within a two hour drivetime. The A45 gives the location connectivity to Birmingham, while the M42, M6 and M1 serve to connect the Coventry location to the rest of the UK.

Goodman state the location is being created to meet rising e-commerce demand, with the Development Director of Goodman UK, Nigel Dolan, saying the following, “Goodman’s investment in Lyons Park aligns with our global strategy to provide retail, e-commerce and third-party logistics customers with easy access to consumers, allowing them to service areas with the highest levels of delivery demand.  Coventry is a rich industrial and distribution destination with numerous benefits beyond its connectivity, such as a vibrant employment market.” 

The Lyons 106 warehouse will have 12.5m of clear internal height, 50m yard depth, 10 dock-level loading doors and 29 HGV spaces. The facility has been designed to improve energy efficiency and reduce carbon emissions, driving valuable energy, cost and maintenance savings for its customers, according to Goodman. Goodman states it will be developed to a BREEAM ‘Excellent’ standard and targeting an A-rated EPC, key sustainability features include carbon neutral cladding, LED lighting and solar PV to offset the building’s power needs. 

Goodman will start on site at Lyons 106 this summer, with the facility available for occupation from January 2022.
