IDI Gazeley breaks ground on major new development at Magna Park


IDI Gazeley has announced that it has broken ground on a new 574,000 sq ft warehouse – the largest of its kind since the recession – at its logistics hub, Magna Park, Milton Keynes. The construction on the 21m high development, named ‘Altitude’ is expected to be completed by the end of February 2018.

The new facility, which will target logistics, distribution and ecommerce companies, brings together a range of features that ensure occupiers have as much flexibility as possible to support them as requirements evolve over time. With a floor loading capacity of 80 KN/ sq m and a clear height of 21 m, Altitude offers greater flexibility than conventional logistics centres. The facility can accommodate different types of storage layouts, including high racking and up to 5 levels of mezzanines. Altitude is also a cross dock facility that caters for all HGV needs with 117 docks, all of which have double dock doors.

The building’s sustainability features generate a significant reduction of operating costs and CO2 emissions. These results are achieved by implementing products such as SMART LED lighting, DESG partitions, hybrid hydronic heating and rainwater harvesting. Solar panels ready with prepared air space agreements can generate 1.3m KW hrs annually.

Magna Park, Milton Keynes is home to some of the largest brands in the UK, including John Lewis, Waitrose and River Island. Located between J13 and J14 of the M1, the site is within a 4.5-hour HGV drive of 45.8m people in the UK, meaning it is perfectly suited to companies looking to deliver goods to the whole of the UK and abroad. The site also benefits from a strong labour force, with 264,529 working age people within a 30-minute drive.
